What $1.5M–$2M buys in the Old Village

Neighborhood Guides Ethan Mayo October 26, 2026

What Does $1.5–$2 Million Buy in Mt Pleasant's Old Village?

Short answer: in the Old Village, $1.5–$2 million usually buys one of three things: an older, smaller home on a good-sized lot, a newer home on a small lot, or a unit in a historic building. Seven of the 39 Old Village homes sold in the last 12 months landed in this range, and the neighborhood's median sale price was $2.75 million.

The Old Village is one of the most sought-after spots in the Charleston area: live oaks, Pitt Street, the harbor and Alhambra Hall a short walk away. That demand shows up in the price per square foot. Here's what that budget has actually bought over the past year.

The three ways $1.5–$2M plays out

  1. An older home on a bigger lot. The Freeman Street and London Bridge Road sales were 1970s homes of about 1,200–1,700 square feet on roughly a quarter acre. At this price you're mostly buying the land and the location. These are popular with buyers who want to renovate, add on or build later.
  2. A newer home on a small lot. Newer construction like 127 Rose Lane and 104 May Lane gets you about 2,000 square feet, modern systems and no renovation, on a much smaller lot.
  3. A piece of history. Units in the restored 1880 building at 218 Venning Street sold for $1.575M and $1.7M, with more space than most detached homes in this range.

What happens above $2M

At $2.25 million and up, you start seeing newer homes of 2,800 to 3,000 square feet, like 7 and 9 William Street ($2.25M and $2.425M, built 2008). Waterfront and larger custom homes go well beyond $3 million.

Tips if you're shopping here

  • Know the lot before the house. Lot size, flood zone and any historic district rules affect what you can build or change.
  • Budget for renovation honestly. An older home at $1.6M can turn into a $2M+ project once you update it.
  • Move fast. Good Old Village homes don't come up often, so have your financing ready before the right one lists.
