Daniel Island vs. Mt Pleasant: Which Is Right for You?
Short answer: Daniel Island is one planned community with higher prices and a walkable town center. Mt Pleasant is a whole town with dozens of neighborhoods, more variety and a lower median price. Over the last 12 months, a single-family home on Daniel Island sold for a median of $2.2 million, compared with $1.1 million in Mt Pleasant.
This is one of the most common questions I get from buyers moving to Charleston. Both are about 15 minutes from downtown, both are close to the water, and both have great restaurants and parks. But they feel very different, and the numbers are very different too.
The numbers (last 12 months)
Daniel Island | Mt Pleasant | |

Median townhome/condo price | $1,039,000 | $485,000 |
Sale price vs. list price | about 97–98% | about 97–98% |
Daniel Island: one planned community
Daniel Island was planned from the ground up, so streets, parks, trails and the town center all fit together. Most homes are traditional Lowcountry style because of the island's design guidelines. You'll pay POA dues, and some neighborhoods charge a one-time fee at closing. Daniel Island is part of the City of Charleston but sits in Berkeley County, which handles its property taxes and public schools.
It's a good fit if you want to walk to dinner, the park or a concert at Credit One Stadium, and you like a consistent, well-kept look.
Mt Pleasant: a town of neighborhoods
Mt Pleasant has a much wider range: historic homes in the Old Village, larger lots with no HOA in older areas like Scanlonville and Old Mt Pleasant, planned communities like I'On, and golf and newer construction further north. That variety means you can find almost any style or price point, from about $300,000 to well into the millions. Mt Pleasant is in Charleston County.
It's a good fit if you want a specific kind of home or lot, a shorter drive to Sullivan's Island and Isle of Palms, or more choices at a lower price.
